Originally developed as a member-run community to serve retired and semi-retired couples involved in RV ministries by providing a home base between travels, it has grown into a welcoming blend of site-built homes (such as barndominiums), manufactured homes, and customized RV ports—all with RV accommodations. As a member-run organization, the people who live here guide and care for the community.
We have a limited number of homes (just 65½ membership lots), which helps keep BLCRC close-knit and neighborly. Instead of owning land, members hold a Membership Certificate that gives them the right to live in and enjoy a specific home, along with full access to shared community spaces.
Because the land is owned by the community as a whole, members are only responsible for property taxes on the improvements (like their home), not the land itself.
Each year, members work together to approve a budget that covers things like:
- Water and trash service
- Property taxes on the land
- Road and infrastructure upkeep (including septic systems)
- Maintenance of shared spaces like the Community Center
These expenses are covered through annual dues paid by all members. While special projects can occasionally require additional assessments, we do our best to plan ahead and keep those to a minimum.
